On April 24, Related Digital and Blackstone jointly announced a staggering $16 billion financing package for their ambitious data center campus. This substantial funding comprises both equity contributions from Related Digital and Blackstone-affiliated funds, alongside robust fixed-rate, long-term debt primarily anchored by PIMCO-managed funds and accounts. This intricate financial structure highlights the confidence investors have in the burgeoning data center market and the strategic importance of this Oracle-dedicated facility.

The Bond Market's Contribution: Securing Capital for Innovation

According to Bloomberg, Bank of America played a pivotal role in this financial endeavor, successfully selling $14 billion in bonds directly tied to the project. A significant portion of these bonds, approximately $10 billion, was acquired by PIMCO, with other investors absorbing the remainder. These bonds, issued with a 7.5% coupon and priced at 98.75 cents on the dollar, are set to mature in 2045, signaling a long-term commitment to the project's success. Blackstone's direct equity injection of around $2 billion further solidifies the financial foundation of the development. Bank of America also served as the structuring agent and financial advisor, with Goldman Sachs and Wells Fargo providing additional advisory support to Related Digital.

Architectural Vision and Sustainable Design: "The Barn" for Oracle's Future

The Saline Township campus, affectionately known as "The Barn" due to the preservation of a historic red barn at its entrance, will feature three single-story buildings. These structures are designed to provide over a gigawatt of capacity, catering specifically to Oracle's expanding needs. In a strategic partnership with OpenAI, Oracle aims to scale its AI computing infrastructure across the nation, making this campus a cornerstone of that initiative. Emphasizing environmental responsibility, the facility will incorporate a closed-loop cooling system and is slated for LEED certification, demonstrating a commitment to sustainable operations.

Powering the Future: A Collaboration with DTE Energy

The data center's power requirements will be entirely met by DTE Energy, leveraging existing resources and augmented by a new battery storage investment financed by Oracle. This collaborative arrangement is projected to yield significant savings—an estimated $300 million—for DTE's existing customer base, showcasing a symbiotic relationship that benefits both the project and the wider community.

Economic Uplift and Community Benefits: A Promise of Prosperity

Beyond its technological implications, the project is anticipated to be a major economic catalyst for the region. Related Digital estimates the creation of over 2,500 union construction jobs, an additional 450 on-site positions, and more than 1,500 jobs across the county. Furthermore, the campus is expected to generate millions in annual tax revenues for Saline Township, Washtenaw County, and Michigan schools. A direct allocation of $14 million will also benefit the local fire department and broader community investments. The development also commits to preserving over 750 acres of vital open space, farmland, and wetlands, balancing growth with environmental stewardship. Mahesh Thiagarajan, EVP of Oracle Cloud Infrastructure, articulated the broader vision: "We are not just building a data center — we are creating high-quality jobs, investing in the communities in which we operate, and driving long-term economic growth."

Navigating Local Concerns: Balancing Progress with Community Well-being

Despite the projected benefits, the project has encountered local opposition. Community members expressed concerns during a December demonstration, voiced on Michigan Public Radio, about the potential strain on the electric grid and the introduction of pollution into their neighborhoods. Business Insider reported that assurances regarding the closed-loop cooling system have not fully assuaged the skepticism of residents, highlighting the delicate balance between large-scale development and community anxieties.

A Broader Trend: The Debt-Fueled Expansion of AI Infrastructure

The Saline Township financing is emblematic of a broader trend of debt-backed investments in AI infrastructure. Bloomberg has indicated that hyperscaler projects have collectively secured at least $290 billion in debt financing since last year. Prior Oracle-related ventures include a $38 billion package for facilities in Texas and Wisconsin, and an $18 billion agreement for a site in New Mexico. Related Digital has confirmed that the Saline financing remains subject to standard closing conditions, indicating the final stages of this significant transaction.
